We are the on-site agency at Seven Springs and Hidden Valley, giving us exclusive marketing privileges including signage and fliers, links on the resort website and in-house television and with on-site offices open seven days a week! We have direct contact with the people who visit the resorts and decide to shop for a home here.

Our knowledge of the resorts combined with comprehensive digital marketing means Highlands Resort Realty will provide you with the exposure you need to sell your home.We also have an extensive database and we use a combination of print, web, signage and Multi-list services. We belong to the West Penn Multi-List.

What are the terms of the listing?

Under Pennsylvania law, the terms of the contract are negotiable, including the commission and the length of the contract.

What type of agency relationship does Highlands Resort Realty have?

Pennsylvania law requires that an agency relationship be selected by a Buyer or Seller prior to a licensed agent representing anyone in a real estate transaction. In our office, we are either a Seller Agent, Buyer Agent, Dual Agent or Designated Agent.

What happens if my home is rented?

If your home is in the Vacation Property Management program, you can still list with us. We work closely with the Vacation Property Management manager, ensuring that there is no interruption in guest services. We do not intrude upon houseguests by showing your home while it is occupied.

How does Highlands Resort Realty decide which homes to show?

Through our discussions with the Buyer, we are able to narrow down the selections based on the Buyer’s preferences for location, price range, size and type of home. Once we have a general idea of what they may be looking for, we call to see which homes are accessible. We try not to show more than five homes at one time.

What happens if my family is there?

We have found that Buyers are more comfortable and less distracted from the sales presentation if the Owner is not present. This way they can ask their questions without worrying about what the owner might think. We recommend that you go for a ride, take a walk or visit the resort while we’re showing your home.

What happens when Highlands Resort Realty receives an offer?

Pennsylvania law requires that we present all written offers. Our sales staff will notify you of any offers received and review the sales agreement with you.

What do I have to do for closing?

We have an itemized checklist for you to follow once an agreement of sale has been signed. Arrangements may be made to settle by mail or to arrange for a power of attorney so that it is not necessary for you to attend the closing in person.
